SELF-BUILD

There are a number of lenders that offer self-build mortgages. Some will lend on just the build cost, others will lend on land and build cost. Some of the partners of T·R·I·N·I·T·Y are also developers themselves, and as a result we have a particular expertise in self-build. We've literally been there and done it!

We have a semi-exclusive deal with a specialist self-build lender. The lender offers 95% of the value of the land (with either outline or detailed planning permission) and 95% of the total build costs. The mortgage can also on a self-certification basis.

Once the land has been purchased, you can then raise the next tranche of money in advance. There are a number of key stages when you pull down the money. These are:

  • On purchase of land

  • Foundations

  • Wall Plate level

  • Roof (wind- and watertight)

  • Internal Works

  • Completion

All monies are paid in advance. We can give assistance on finding land or a reputable builder. We can help you through the self-build minefield, as we can give you the benefit of our experience from having used the mortgage ourselves!
