self-build mortgages. Some will lend on just the build cost, others will lend on

We have a semi-exclusive deal with a specialist self-build lender. The lender offers 95% of the value of the land (with either outline or detailed planning permission) and 95% of the total build costs. The mortgage can also on a self-certification basis.
Once the land has been purchased, you can then raise the next tranche of money in advance. There are a number of key stages when you pull down the money. These are:

All monies are paid in advance. We can give assistance on finding land or a reputable builder. We can help you through the self-build minefield, as we can give you the benefit of our experience from having used the mortgage ourselves!
